About the Rental Document Reader Beta
In the Rental Document Reader Beta, selected page images from documents such as rental contracts, important matters explanations, and estimates are temporarily sent for analysis in order to organize their contents. Chintai Checker does not save the uploaded file, page images, original document text, or full raw analysis contents after analysis. Rental documents may contain personal information such as names, addresses, phone numbers, bank account information, and property addresses. Please review the pages before sending them.
Use of AI analysis services
The Rental Document Reader Beta may use external AI analysis services such as the OpenAI API to analyze selected page images. We aim to limit the information sent to the selected page images and the minimum information necessary for analysis. Chintai Checker does not save the original text or full raw output returned by the AI analysis service. Data sent to external AI analysis services is handled according to each provider’s terms and privacy policy. OpenAI states that data sent to the OpenAI API is not used to improve its models unless the customer explicitly opts in. However, data handled by OpenAI is subject to OpenAI’s own policies.
Login and usage quota
The Rental Document Reader Beta uses Supabase for login and monthly usage quota management. We may store the email address used for login, information necessary for authentication, user ID, monthly usage count, and created/updated timestamps. These are used for login, authentication, quota management, and abuse prevention. Uploaded document files, page images, original document text, and full raw analysis results are not stored in Supabase.
Sign-in emails
We may use Supabase email features or an external SMTP/email delivery service to send sign-in links and authentication-related emails. These emails may contain sign-in links and information necessary for authentication.
Pre-contract and move-out check tools
For the pre-contract listing check, move-out cost check, and browser-side PDF text reading features, entered listing or move-out cost text is processed temporarily to display results. Chintai Checker does not store these original texts long term. Share text, analytics events, metadata, and JSON-LD do not include raw input, addresses, property names, phone numbers, URLs, or similar document contents. PDF text reading for the pre-contract listing check runs in the browser and does not upload the PDF file to the server for storage.
External URLs
Chintai Checker does not automatically fetch external pages from URLs. It also does not scrape SUUMO, at home, LIFULL HOME'S, or other external sites.
Analytics, ads, and cookies
Google Analytics and Google AdSense may be used for site improvement and operation. Analytics may collect information such as page views, feature usage, error codes, and detected item counts. However, uploaded page images, raw input text, base64 data, names, addresses, phone numbers, bank account details, property names, and full special clause text are not included in analytics events. Authentication or session cookies may be used to maintain login sessions, but document contents are not stored in cookies.
Third-party providers
We may use the following third-party services to provide and operate the service.
- OpenAI: AI document page analysis for selected page images and minimum information needed for analysis.
- Supabase: authentication, user account/session, and monthly usage quota storage.
- SMTP/email delivery provider: sign-in link and authentication email delivery.
- Google Analytics: page view and feature usage analytics without raw document contents.
- Google AdSense: ad delivery and advertising-related cookies.
- Vercel: hosting and infrastructure.
Data retention
Uploaded document files, page images, original document text, and full raw analysis results are not saved by Chintai Checker after analysis. Login-related information, usage counts, inquiry contents, and analytics data may be retained as necessary to provide the service, maintain security, prevent abuse, respond to inquiries, and comply with legal obligations.
Notes on personal information
Please include only the information needed for self-checking in text fields or uploaded pages. We recommend removing unnecessary personal or identifying information before using the tool.
Requests about personal information
If you would like to request disclosure, correction, deletion, or suspension of use of personal information we hold, please contact us through the contact form. We will respond within a reasonable scope according to applicable laws and identity verification requirements.
Changes to this policy
This policy may be updated as the service or operational needs change.
